Under current legislation you are required by law to have an asbestos register / management plan in place for any non-domestic property that was built prior to 1999.

Are you responsible for any commercial property, including rented domestic premises?

Were they built prior to 1990?

Are you aware of the current CAW [Control of Asbestos at Work regulations] which became mandatory in May 2004?

From May 2004 those responsible for non-domestic or leased premises will need to know about asbestos in their property – where it is and its condition – so they can inform their employees and anyone else liable to come into contact with it. This is in response to the high proportion of asbestos/related deaths in tradesmen, such as electricians and plumbers, who have been exposed during building maintenance.

We are not affiliated to any asbestos removal company. Our objective is to present the survey data in a way which will enable you to manage the asbestos risk.

The Health & Safety Executive recommend that Asbestos be managed rather than removed.

Management Survey: This is a partially invasive survey that samples all suspect materials that are visible as per HSG 264, the materials are analysed , and the report written to reflect this. This is the most common survey carried out.

Refurbishment and Development Surveys: This is a totally invasive survey. The aim is to find all the asbestos in the building. This survey is required when alterations, extensions or development is to be carried out.

At present there is no legal requirement to have an asbestos register, however when buying or selling a house, or even considering renovation or DIY tasks, you should be aware of the potential harmful risks posed by any Asbestos-Containing materials that may be present.
